who we are

Total Modular Ltd has been a leader in modular construction in Canada since 2008. Our focus is providing top quality, custom designed products with the client’s needs and budget at the forefront of every project.

Our 60,000 sq ft heated indoor production facility is located in Edmonton, Alberta. Our plant allows us to build in a controlled environment year round and we follow strict construction guide lines. We use high quality materials guaranteeing top-of-the-line completed modular units, with a focus on energy efficiency including insulation and ventilation.

At TML our knowledgable management team has over 40 years combined experience in modular construction. Not only do we build the box, but we are always thinking outside of it! Total Modular proudly employs skilled tradespeople and journeymen, which ensures high quality craftsmanship and a seamless construction experience.

why build modular?

Building modular has many benefits and we believe it is the future of construction for many reasons! The biggest advantage when choosing modular construction is that we build in a controlled environment all year round. This means your build and materials (like wood, windows & insulation) are never exposed to temperature fluctuations, or the elements, like rain or snow.

Modular production can also occur simultaneously with site work, which correlates to quicker completion time frames than traditional stick built construction.

Building in our plant is better for the environment since we are able to manage our waste production and carbon footprint by recycling materials, managing inventory, and protecting building materials. Modular units are built using the same materials, building codes and architectural specifications as traditional construction.

We realize we might be a bit biased (modular is literally in our name), but we truly believe that it is superior construction. We can’t wait to build a believer out of you!

Total Modular has worked with dozens of clients regionally and nationally, shipping custom modular units across Canada and North America. We have proudly built over 1294 unique modular units that have led to the completion of 132 (and counting!) projects. Our numerous builds have found permanent homes in towns, cities & remote communities across 4 provinces and 2 territories in Canada since our start in 2008.

Since Total Modular is unboxing & rebuilding the traditional idea & concept of modular, we are passionate about creating a custom build that exceeds your requirements, wants & needs.

All of our modular projects can be categorized into one of these four areas: commercial, residential, park models & custom. We have built First Nations housing, oil field camps, critical infrastructure, commercial buildings, residential communities, park models, Arizona rooms, religious buildings, recreational facilities… and more. Mark Norris

President & Owner

Mark fell in love with modular construction while touring plants back in the early 2000's when he served as Economic Development Minister for the Province of Alberta. Mark has always had a passion for business, having owned and operated numerous companies in the retail, advertising & consulting sectors before moving into modular construction when he started TML in 2008. His 40+ year long business, public service, & volunteer experience is evident in his firm but inclusive leadership style. Faith, family, fairness & open communication are core values Mark holds close, and demonstrates daily at the helm of Total Modular Ltd.

Veronica Norris

Interior Design + Client Rep

Veronica joined her husband and the TML team in 2016! She started working as the interior designer on multiple projects including homes, renovations, and park models. Wearing multiple “hard” hats, Veronica is our lead interior designer and client liaison. Her life long passions for business, design, home improvement and family are evident in everything she does. Our TML team will build your house, while Veronica’s interior design expertise and carefully crafted design packages will truly make it a home. Get in touch with her by email or on instagram!

Matt Lohnes

Production Manager

Matt’s passion for construction began back in Nova Scotia, where he worked for years in residential construction & renovations. Leaving his home province and stick built construction behind, he joined the TML team in 2009. Starting in the framing department, he quickly moved into a team leader position, and has been our production/floor manager since 2016. Trouble shooter, problem solver and a “Matt” of all trades, he is truly a vital team member. Carrying out the day-to-day floor operations, he is also the main liaison & communication between floor and management. Matt prides himself on being a true perfectionist, assuring all units meet the highest standards and requirements, from the very first nail to the very last.

Kyle Haley

Project Manager

Kyle has been working in the home industry for the last decade, specializing in window coverings with his own business while living in Toronto. After moving back to Edmonton, he was ready for a change of pace and wanted to explore the construction side of the home building industry, and thought that modular was a great place to start. His attention to detail and commitment to thoroughness is evident in his management style, focusing on both the big picture elements and small details of every TML build. Kyle is excited to help you bring your next build to life, from design conception to delivery day at site!

Stella

CDO + Office Dog

Man's best friends are always welcome here at the TML offices! Our “Chief Dog Officer” Stella is always clocked in at our front office, ready to welcome you (and your furry family members) with a hearty woof! However her bark is just for show as she is a very shy gal.
